Housing economics remain unproven. Realtor.com showed 11 active MLS listings and a 92-day median marketing time; listings measure visible supply and days on market measure marketing time, neither proving buyer demand. No market rent is published, so gross yield cannot be computed. HUD’s $1,011 two-bedroom FMR is a payment standard, not a market-rent substitute. The 0.47% effective property-tax rate and $515 median annual tax are county-level carrying-cost inputs, not a tax bill for a particular home.
Demand and buyer competition are mixed. Tax-return migration was net negative by 14 households, although incoming movers’ average AGI exceeded outgoing movers’ by $3,936. That income difference does not offset the negative migration count or establish tenant demand. Investor participation was 7.32% across 41 recorded purchases; it captures non-occupant purchase mortgages rather than cash buyers. QCEW covered workplace employment rose 5.23%, but Manufacturing accounted for 88.35% of disclosed private-supersector jobs, leaving material employer concentration to test.
Risk limits are substantial.
