Access and eligibility
The current public release can be read without an account or purchase. You may use it only where doing so is lawful, and you are responsible for the devices, connectivity and professional advice needed for your own decision.
The service is general-audience research about housing and investing. It is not directed to children and does not offer a child-facing account, community or transaction feature.
Information, not advice
RentMarker provides general market information and analytical tools. It does not provide investment, financial, legal, tax, insurance, appraisal, brokerage or lending advice, and nothing on the site is an offer or recommendation to buy, sell or finance property.
Market medians, modelled hazards, scores and calculator outputs cannot determine the condition, value, rent, expenses or suitability of a specific property. You are responsible for independent due diligence and professional advice.
Calculators are assumption models
Calculator outputs depend on the values entered for price, rent, financing, vacancy, taxes, insurance, management, maintenance and reserves. Defaults are prompts for a scenario, not quotes or facts about a property. A plausible-looking result can still be wrong when an input is incomplete.
Saved shortlist and cash-flow values remain in the browser on the current device. They do not create an underwriting file, application or account with RentMarker.
Data and model limitations
Public sources revise records, change release schedules and sometimes contain errors.RentMarker labels sources, release periods, pulled dates, estimates and missing values, but cannot guarantee that every figure is complete, current or suitable for a particular decision.
Written analysis is bounded by the location facts displayed with it and checked for numeric consistency. Those controls reduce unsupported claims; they do not make an interpretation certain or a future outcome predictable. See the methodology for the scoring and publication rules.
Permitted use
You may use the public site for personal and internal research. Do not attempt to bypass access controls, disrupt the service, submit malicious input, misrepresent RentMarker content as professional advice, or remove source attribution when quoting a figure.
Automated access must respect published controls and must not degrade availability, defeat rate or security limits, or reconstruct source datasets from the presentation layer. Contact the project before depending on automated access as a product feature.
Sources, links and RentMarker material
Underlying public datasets remain subject to their publishers' terms, notices and attribution requirements. Source names and links identify the origin of a figure; they do not imply that a publisher endorses RentMarker or its interpretation.
RentMarker's brand, page design, original writing, derived presentation and code are separate from those records. Limited quotation for research or commentary should retain the nearby source and link. Do not present a copied page or score as an official source release.
Availability and liability
The site is provided on an “as available” basis without warranties of uninterrupted access, accuracy, fitness for a particular purpose or a profitable result. To the maximum extent permitted by applicable law, RentMarker is not liable for decisions, losses or damages arising from reliance on the site.
Some jurisdictions do not allow every warranty exclusion or liability limitation, so these limits apply only to the extent the law permits.
Access may be changed, suspended or discontinued for maintenance, security, source changes or product development. A previously available route, dataset or tool is not a promise of permanent availability.
Changes to these terms
Material changes are published on this page with a revised effective date. Continued use after a change means the updated terms apply from that date; it does not retroactively change the source or calculation behind an older research release.
