No free source publishes market rent by ZIP andbedroom count. Zillow’s rent index covers about 8,500 of roughly 33,000 residential ZIP codes and blends bedroom sizes together. HUD splits rent by bedroom for every county, but its Fair Market Rent is an administrative payment standard set near the 40th percentile — deliberately below the middle of the market.
So an estimate is assembled from both, and every answer states which rung it stands on:
The range is a modelled ±12% spread, not a measured percentile. Real rent dispersion by ZIP and bedroom is not published free, and a range that looked precise would be invented precision. Where nothing can be estimated at all, the tool says so instead of extrapolating from a different place.
