That spread is only a first-pass signal because gross yield excludes every major operating and financing cost. Underwrite achievable unit rent, vacancy, taxes, insurance, repairs and capital needs before advancing an address.
Redding better fits entry affordability and defensive local-demand screening. Its Zillow value is $394,739 versus Merced’s $397,690, while price to household income is 5.60 versus 6.30. Redding also has lower ACS unemployment and poverty rates. Merced nevertheless shows stronger renter pressure, with a 54.10% renter share and 6.08% vacancy, and its population change between overlapping ACS vintages was 11.24%.
Housing stock is a property-type decision rather than a clear citywide win. Redding reports 40,407 housing units and a 68.22% single-family share; Merced reports 29,758 units and a 5.62% large-multifamily share. The next check is neighborhood-level inventory and building-level condition: verify permitted use, unit mix, age-related systems, deferred maintenance, insurance availability and comparable leases.
