This finite annual atlas keeps the two Zillow series on a shared same-month window, maps their arithmetic gap and adds Census-region context without turning historical movement into a score or forecast.

National movement was not one uniform rental cycle
The complete five-year intersection contains 319 current market areas from 2021-06 to 2026-06. Across that set, median asking rent changed 30.0%, median typical home value changed 26.4%, and the median rent-minus-value gap was 4.4%.
Midwest has the highest regional median asking-rent movement at 34.4%. The largest median rent-minus-value gap belongs to West at 7.7%. These are unweighted medians, so a region with many small markets does not become a population-weighted national claim.
A positive gap does not have one cause. It can come from faster asking rent, slower home values or both. The chart and table keep both component paths visible.
At the market level, Abilene, TX records the largest rent-ahead gap, while McAllen, TX sits at the opposite end. Use the momentum atlas to inspect the national geography, then open the monthly history and current supply, jobs, migration and affordability evidence before interpreting either extreme.

Inclusion first, interpretation second.
Include every current RentMarker market area with direct Zillow ZORI and ZHVI observations in the latest month and the same month five years earlier. Assign the market to the Census region of its primary state, then summarize unweighted market medians within each of the four regions.
Methodology version: v12Method
- Five-year asking-rent change divides the ending direct monthly ZORI value by the same-month starting value and subtracts one.
- Five-year typical-home-value change applies the identical calculation and endpoints to direct monthly ZHVI.
- The growth gap subtracts home-value change from asking-rent change; regional values are unweighted medians of complete markets, not population-weighted scores.
Counter-signals
- A positive gap can reflect faster rent growth, slower home-value growth or both, so the two component changes must remain visible.
- Current levels, yield, employment, supply and migration can differ sharply between markets with similar five-year movement.
- Regional medians describe a broad distribution and do not replace the individual market record or local due diligence.
Limitations
- ZHVI and ZORI are smoothed market indexes, not a matched property portfolio or observed acquisition-and-lease pair.
- Only direct same-month endpoints enter; missing observations remain unavailable and no interpolation or imputation is used.
- The changes are nominal, the Census region follows the market's primary state, and historical movement does not prove future rent, appreciation or return.
